The Proposals

 

The development proposals for the site include the following:

​

  • Up to 250 new homes - including the provision of affordable homes for the local community, alongside a range of family homes and homes for first time buyers;

  • Provision of 50% affordable housing on site;

  • ​A substantial green infrastructure network – including generous green buffers around the northern and eastern perimeter of the site, central green areas between the development plots, retention of existing hedgerows and trees where possible, and green corridors and linkages creating new opportunities for ecological enhancement;

  • New footways and cycleways through the site to provide permeability and connect the site to the wider area;

  • Safe, new vehicular accesses from Windlehurst Road;​

  • Significant landscape screening and green buffers – to integrate the site with the existing landscape and historic character, including a substantial stand-off to the Macclesfield Canal to the east;​​

  • Pedestrian and cycle links – including the retention of the Public Right of Way through the centre of the site connecting Windlehurst Road and the Macclesfield Canal, and throughout the site within the green buffer around the site’s perimeter.

Access and Movement
  • Two new vehicular access – via Windlehurst Road along the western boundary providing access loops through the site, with an option for emergency access;

  • Pedestrian and cycle links – including the retention of the Public Right of Way through the centre of the site connecting Windlehurst Road and the Macclesfield Canal, and throughout the site within the green buffer around the site’s perimeter;

​

  • The proposals will promote sustainable travel to nearby facilities and services;

​

  • The application will be supported by a full Transport Assessment. It will be informed by surveys to assess the local highway capacity. It will also establish whether any mitigation may be required.

Heritage

 

Whilst the site itself does not include any defined heritage assets, it is directly adjacent to the Macclesfield Canal which is a conservation area and the Grade II listed Bancroft’s Bridge.

​

To mitigate potential harm, the illustrative masterplan includes a buffer zone along the site’s eastern boundary to offset the built-up area of the site from the canal, supplemented by retained hedgerows and additional landscape screening across the site.

In summary, the emerging scheme proposals deliver the following:

  • Boosting the supply of much needed new open market and affordable homes in a sustainable, logical location​

​

  • Providing 50% affordable housing to deliver an inclusive community.

​

  • Provision of new sustainable travel routes through the site to encourage walking and cycling.

​

  • New tree planting and areas of open space, providing net gains for biodiversity.

​

  • Short and long term economic benefits to support the local economy. This includes the creation of around 167 temporary jobs on-site; £618,828 per annum in additional Council Tax revenue and around £6.4million of household expenditure per annum, of which around £5.1million will be retained within Stockport.

​

  • Developer contributions to deliver infrastructure improvements in the local area.

​

  • The creation of an attractive and well-designed scheme that supports a high standard of residential amenity for future residents.
